How As-Built Documentation Works

Short answer: We laser scan your building, register the scans into an accurate point cloud, then draft field-verified 2D as-built drawings — floor plans, elevations, sections and reflected ceiling plans — to your required USIBD accuracy level.

As-built documentation turns your existing building into an accurate, current set of drawings you can rely on. Instead of hand-measuring or trusting outdated plans, we capture the space with a 3D laser scanner and draft field-verified CAD drawings from that data. Here is exactly how the process works.

The as-built documentation process, step by step

  1. Scope & site walk. We review your goals — renovation, lease, MEP coordination, facilities — and confirm which areas, levels, and detail you need documented.
  2. On-site laser scanning. Survey-grade scanners capture the space as a dense, millimeter-accurate 3D point cloud, including hard-to-reach ceilings, roofs, and mechanical rooms.
  3. Registration. The individual scans are aligned into one clean, coordinated point cloud with a documented accuracy check.
  4. CAD drafting. Our drafters trace the point cloud into precise 2D as-built drawings in AutoCAD — plans, elevations, sections, and RCPs.
  5. QA & accuracy review. Every drawing is checked against the point cloud to your required USIBD Level of Accuracy before delivery.
  6. Delivery. You receive editable CAD files, a PDF drawing set, and (optionally) the registered point cloud to reuse on future projects.

What you receive

  • Dimensioned 2D floor plans
  • Exterior and interior elevations
  • Building sections
  • Reflected ceiling plans (RCPs)
  • Editable AutoCAD (DWG) files + PDF set
  • Registered point cloud archive (optional)

Typical timeline

Most commercial as-built projects are scanned in one to two days and delivered within one to three weeks, depending on square footage and level of detail. Rush timelines are available.

Frequently asked questions

What is an as-built drawing?

\nAn as-built drawing is an accurate, current record of a building exactly as it exists today — not as it was originally designed. It reflects every renovation, addition, and field change.

\n

How accurate are your as-builts?

\n

We document to a defined USIBD Level of Accuracy (typically LOA 20–40). Laser-scanned as-builts are typically accurate to a few millimeters.

\n

Do I need a full building scan?

\n

No. We can scan and document a single floor, suite, or area — whatever your project requires.

\n

What file formats do you deliver?

\n

Editable AutoCAD DWG files plus a PDF drawing set, matched to your CAD standards and layers.

\n

Can you work in an occupied space?

\n

Yes. Scanning is non-disruptive and we schedule around occupancy, including off-hours.

\n

How much does as-built documentation cost?

\n

It depends on size, detail, and accuracy. Use our as-built cost calculator for an instant ballpark, or send a floor plan for a fixed quote.

\n

Do you keep the point cloud?

\n

Yes — you can keep the registered point cloud to reuse for future renovations, MEP coordination, or BIM.
