A building stock shaped by steel and bridges
Jones and Laughlin began production at its Aliquippa Works in 1909. A local landmarks marker calls it once the largest integrated steel plant, employing more than 14,000 people. Ambridge, a borough since 1905, is named for the American Bridge Company, which bought the land from the Harmony Society and built bridges, river barges and World War II LST ships. Steel there collapsed in the early 1980s.

Shell Polymers Monaca and the manufacturing base
Manufacturing employs about 6,440 people here, 13.3 percent of county jobs. The largest new plant is Shell Polymers Monaca, about 800 acres along the Ohio in Potter Township, built on the former Horsehead zinc smelter site and started up in November 2022 with capacity for 3.5 billion pounds of polyethylene a year. Old Economy Village and the river-town historic districts
Old Economy Village in Ambridge preserves the Harmony Society's 1824 settlement and is a National Historic Landmark. Ambridge has two historic districts, Economy and Ambridge Commercial. Beaver has its own, and the Bridgewater Historic District spans Bridgewater and Rochester. Individual listings include the B.F. Jones Memorial Library and the Pittsburgh and Lake Erie Passenger Station in Aliquippa and the Carnegie Free Library in Beaver Falls.

Setting accuracy for the work ahead
Tolerance should match the use. Measured drawings of a Harmony Society building at Old Economy Village, a space plan for a county office in Beaver, and a pipe spool that must meet an existing flange in an Aliquippa plant each need a different band. Landslide, flood and subsidence risk
The county's 2021 hazard mitigation plan puts Beaver County in the greater Pittsburgh area, which has Pennsylvania's highest landslide potential, and names road cuts as the most common trigger. It lists the Ohio River, Beaver River and Raccoon Creek as significant flood sources. Underground mining is mapped too: the county is covered by USGS subsidence map MF-693D.

Beaver Valley Power Station in Shippingport has two units totaling 1,872 MW and more than 750 jobs, with licenses running through 2036 (Unit 1) and 2047 (Unit 2). A January 2026 Vistra and Meta agreement includes uprates there, with work spread over about nine years. Nearby, the Bruce Mansfield coal plant closed around 2020, and Frontier Group announced a 2025 plan to convert the site to natural gas generation.

Versatex's $40 million expansion in Aliquippa Industrial Park, announced in June 2024, pairs a new 96,500 sq ft facility with renovation of its existing plant at 400 Steel Street. Projects like this concentrate conflicts where new steel meets old and where new ducts or conveyors cross live utilities. Scanning the existing building first lets designers model those connections, and a later scan checked with deviation analysis confirms the work went in as drawn.
Records for buildings that change hands

Most Beaver County municipalities, including Aliquippa, Ambridge, Beaver, Monaca, Potter Township and Center Township, administer the PA Uniform Construction Code, many through third-party code agencies. Brighton Township, for example, names the Middle Department Inspection Agency for plan review and inspections. Five boroughs have opted out: Frankfort Springs, Georgetown, Glasgow, Hookstown and South Heights. There, the state Department of Labor and Industry handles commercial work and owners hire a certified agency for residential projects.
Land development is a separate track. The Beaver County Planning Commission, staffed by the Office of Planning and Redevelopment (OPR) at the courthouse (724-728-5700), handles subdivision and land development, zoning and site plan reviews, Act 537 reviews and GIS, and its page does not list UCC permitting.
