What is scan-to-BIM?

What LOD can you deliver?

We deliver models from LOD 200 through LOD 350 for most existing-conditions work, and higher where a project requires it. LOD defines how detailed and reliable each element is. Learn more in our guide to BIM Level of Development.

Which disciplines do you model?

Why use scan-to-BIM?

Scan-to-BIM gives design and construction teams a single, accurate model of real conditions, reducing rework, catching clashes before the field, and speeding renovations and retrofits. It is far more reliable than modeling from old drawings. Compare it to 2D CAD as-builts.

What software do you model in?

We model primarily in Autodesk Revit, delivering native .rvt files, and can provide AutoCAD or Civil 3D outputs when needed. The point cloud is indexed in ReCap so it links cleanly into your project. Learn to use a point cloud in Revit.

What is the difference between LOD 200, 300, and 350?

LOD 200 is generalized geometry, LOD 300 is precise and dimensionally accurate, and LOD 350 adds the interfaces and connections between systems needed for coordination. Higher LOD means more detail and modeling time. Full breakdown in our LOD guide.

Can you model MEP systems from a scan?

Yes. We model ductwork, piping, conduit, and equipment from the scan, which is invaluable for retrofits and clash detection in congested spaces where dense MEP is exactly where scan accuracy pays off. See our MEP coordination work.

How accurate is the BIM model?

The model is built on survey-grade scan data, typically 2-4 mm, so modeled elements closely reflect true field conditions within the tolerances of the chosen LOD. That accuracy is what makes coordination dependable. Read how scan accuracy works.

Do you provide the point cloud with the model?

Yes. We can deliver the registered point cloud in .rcp or .e57 alongside the BIM model so your team can reference raw conditions and verify the model. Just request it with your project. Ask about deliverables.
