Scan-to-BIM Services — Revit Models from Laser Scans

Scan-to-BIM converts 3D laser-scan point clouds into accurate, intelligent Revit (BIM) models of existing buildings. CAD Construct LLC delivers coordinated, clash-ready BIM models at your required Level of Development for architects, engineers, and contractors across Pittsburgh and Western Pennsylvania.

What you get

  • Accurate Revit models of existing conditions
  • Architectural, structural, and MEP elements as required
  • Modeling to your specified Level of Development (LOD 200-350)
  • Models built on a registered, survey-grade point cloud
  • Coordination-ready files for clash detection

Common uses

Renovation and retrofit design, MEP coordination and clash detection, facility and asset management, prefabrication, and integrating existing conditions into new BIM workflows.

Our process

  1. Laser scanning of the existing building.
  2. Point-cloud registration & QA.
  3. BIM modeling in Revit to your LOD and standards.
  4. Delivery & coordination support.

Service area

Based in Homestead, PA, serving Pittsburgh and Western Pennsylvania, with travel available for larger engagements.

Frequently asked questions

What is scan-to-BIM?

A workflow that turns 3D laser-scan point clouds into an accurate, data-rich Revit/BIM model of an existing building.

What LOD can you deliver?

Typically LOD 200-350 depending on your needs, from generalized geometry to fabrication-level detail.

Which disciplines do you model?

Architectural, structural, and MEP elements, individually or combined and coordinated.

Why use scan-to-BIM?

It captures real existing conditions accurately, reducing field surprises, rework, and clashes during design and construction.

What areas do you serve?

Pittsburgh and Western Pennsylvania, with travel available.

What software do you model in?

Primarily Autodesk Revit, with point clouds registered in ReCap; we can also coordinate models in Navisworks for clash detection.

What is the difference between LOD 200, 300, and 350?

LOD 200 is generalized geometry, LOD 300 is accurate dimensioned elements, and LOD 350 adds the interfaces between systems needed for coordination — we model to the level your project requires.

Can you model MEP systems from a scan?

Yes. We model mechanical, electrical, and plumbing systems alongside architectural and structural elements, individually or fully coordinated.

How accurate is the BIM model?

Models are built on a survey-grade registered point cloud (typically 2-4 mm), so geometry reflects real existing conditions closely.

Do you provide the point cloud with the model?

Yes. We can deliver the registered point cloud linked to the Revit model so your team can verify and keep working against the scan.
