Checking whether the drawings still match: scan data that carries past tenant turnovers
Nearly two-thirds of Cranberry Township’s homes were built in 1990 or later. That changes what a scan is for. Drawings often exist; the question is whether they still match the building after tenant turnovers, additions and system upgrades. For Cranberry owners, tenants and design teams, CAD Construct answers it with registered point clouds, CAD as-builts, Revit models or 360° tours.

Scanning a Township Built Mostly After 1990
Of Cranberry’s 14,896 housing units, 64.4% were built in 1990 or later and only about 3.7% before 1960. None of Butler County’s 13 National Register listings falls inside the township. The population was 33,096 in the 2020 Census and about 34,094 in the latest ACS estimate, and the township reports 19% growth between 2000 and 2017.
That growth followed the highways. The Pennsylvania Turnpike opened in 1951 with an exit at Route 19, I-79 arrived in 1966 and crosses the Turnpike at the township’s southern end, and I-279 opened in 1989. The township covers 22.8 square miles in southwestern Butler County and is named for the wild cranberries that grew along Brush Creek.
Where newer buildings still need measuring
- Additions to 1990s and 2000s houses, where the builder’s plans may not show changes made in the field
- Office floors re-cut for a new tenant, sometimes more than once
- New slabs, steel and curtain wall, checked against the design during construction verification before finishes hide them

Corporate Headquarters in Cranberry Woods
Westinghouse Electric Company’s world headquarters sits at 1000 Westinghouse Drive in Cranberry Woods, in Buildings 1 and 2. The company moved its headquarters there from Monroeville between June 2009 and December 2010, and it ranks fourth on Butler County’s first-quarter 2026 Top 50 employer list. MSA Safety Incorporated is headquartered at 1000 Cranberry Woods Drive.
Corporate campuses typically use scan data for space planning, lab and office reconfiguration, and keeping facility drawings current across several buildings. A consistent Revit model of each building lets a facilities team plan moves without re-measuring, as our page on facility management and space planning explains.
UPMC Passavant-Cranberry
UPMC Passavant-Cranberry, at 1 St. Francis Way, is one of UPMC Passavant’s two main campuses. Renovations in occupied medical buildings generally need above-ceiling conditions captured during off-hours, so clinics keep running while the design team collects its measurements.
Retail and Mixed-Use Projects Under Way
Three large approvals moved forward in 2025:
- Wegmans, 5000 Cool Springs Drive in Cranberry Springs: a 115,000-square-foot store on 13 acres, given final approval on Aug. 28, 2025 and expected to open in 2027 as the chain’s first store in the Pittsburgh region.
- Henderson Crossing, at the northeast corner of Route 228 and Franklin Road, won preliminary approval from the Board of Supervisors on Dec. 11, 2025 for 44.5 acres with a Meijer supercenter and gas station, eight four-story apartment buildings and restaurant pads.
- Ogle View Development (Ogle View Road and Route 19) covers 19 acres with about 116,500 square feet of retail, office, restaurant and Sheetz space plus 32 multifamily units. It received preliminary approval on Nov. 20, 2025.
New construction at this scale uses scanning differently from renovation. Contractors scan slabs for floor flatness and levelness before shelving and fixtures go in, and check structure against the model as it rises. After opening, outparcel restaurants and apartment buildings later need documentation of their own for tenant fit-outs and multifamily renovations.

Cranberry Permits and Tenant Build-Outs
In 2025 the township issued 602 building permits representing $199.8 million in estimated construction value, according to Planning and Development Services. That total included 242 residential additions or alterations and 87 nonresidential additions.
Permits run through the township’s Planning & Development Services department and its Building & Zoning Codes division, which processes building permits, land development, zoning approvals, and tenant build-outs and renovations. Inspection requests go to 724-776-4806, extension 1161. Cranberry opted into the Pennsylvania UCC effective May 1, 2004, under Ordinance 2004-348. For commercial work, ask at submission who will perform plan review. None of this is legal advice.
What a tenant build-out package usually needs
For a tenant space in an existing Cranberry building, the drawing set usually starts with an accurate floor plan, a reflected ceiling plan and the locations of existing walls, columns and MEP. A scan supplies those as CAD as-builts and gives the township’s reviewers drawings that match the space as it stands.
Franklin Road and Powell Farm
The $19.1 million Franklin Road Corridor Safety Improvement Project runs from April 2024 to November 2027, with Glenn O. Hawbaker, Inc. as contractor. Businesses facing new curb lines, entrances or grades along the corridor may want a scan of their frontage beforehand as a record of existing conditions.
The township bought the 71-acre Powell Farm, off Goehring Road, in March 2023. On Dec. 11, 2025, officials approved a $28,750 master plan contract with Herbert, Rowland & Grubic, with the plan expected in spring 2026. Master planning of a property like this typically starts from a site survey and a record of any structures worth keeping.
Deliverables and Accuracy for Cranberry Work
If your design team works in Revit, a scan-to-BIM model is the natural handoff for an office floor in Cranberry Woods. Retail fit-outs along Route 19 and Cool Springs Drive are more likely to need 2D CAD plans and reflected ceiling plans. The tolerance for each job is written as a USIBD LOA band, and the scanner is picked to meet it. Pricing is scoped per job, and the scan-to-BIM cost calculator gives a planning number.
Scheduling Scans in Cranberry Township
The Cranberry Municipal Center at 2525 Rochester Road is about 27 miles from our Homestead office, and the I-79 and Turnpike interchange sits at the township’s southern edge. Commercial scans can be booked before opening or after close.
We also schedule work in the township’s neighbors: Jackson, Forward and Adams townships and Seven Fields in Butler County, Pine and Marshall townships in Allegheny County, and New Sewickley Township in Beaver County.

Cranberry Township Scanning FAQ
Who handles building permits in Cranberry Township?
The township’s Planning and Development Services department, through its Building and Zoning Codes division, processes building permits, zoning approvals, land development and tenant build-outs. Inspection requests go to 724-776-4806, extension 1161. For commercial projects, ask at submission who performs plan review and which existing-conditions drawings they expect to see.
Why scan a building that was only built in the 1990s or 2000s?
Because newer buildings change fast. Offices are re-cut for new tenants, houses get additions and systems are upgraded, often without updated drawings. In 2025 alone the township issued permits for 242 residential additions or alterations and 87 nonresidential additions. A scan shows what is there today, so the new design starts from fact.
Can an office floor in Cranberry Woods be scanned after hours?
Yes. Office and lab floors can be captured in the evening or on a weekend so employees are not disturbed. The scan records walls, columns, ceilings and visible MEP, and it can feed a Revit model that a corporate facilities team keeps current for future moves and reconfigurations.
Is scanning used on new construction like the Wegmans or Henderson Crossing projects?
It is common on projects of that size. Contractors scan slabs to check floor flatness and levelness before shelving and fixtures go in, and compare installed structure and MEP against the model before walls close. Those checks find errors while they are still cheap to correct, long before a tenant moves in.
Can a scan record my frontage before the Franklin Road work changes it?
Yes. A scan of a building front, parking area and entrances made before construction gives a measured record of curbs, grades and walls. If questions come up later about changes along the Franklin Road corridor, the before and after point clouds can be compared directly.
Do Cranberry projects face National Register historic review?
Not because of a listed property, since none of Butler County’s 13 National Register listings is in the township. That makes most Cranberry scanning about current conditions for design, construction and facilities work rather than preservation. Zoning and land development conditions still go through Planning and Development Services.
