Connecting Butler’s pre-1939 housing stock to drawings that match the building
The City of Butler fits 7,308 homes into 2.72 square miles around the county courthouse, and more than half of them were built in 1939 or earlier. That age is the main reason scanning earns its fee here. Butler’s Pre-1940 Housing Stock
Census estimates place 52.5% of the city’s housing units in the 1939-or-earlier category, and only about 125 units date from 2000 or later. Butler was settled in 1803, became a borough in 1817 and was chartered as a city in 1918.
For an owner converting a house to offices or apartments, or a contractor pricing a rear addition, the usual obstacle is that no drawings exist at all. Older systems behind the walls
The city’s Building Code Enforcement Office enforces the 2012 International Property Maintenance Code. When maintenance-code repairs open up a basement or attic, that is a good moment to scan, because the next contractor can see where pipes, ducts and framing run without opening anything again.
Scanning in the Butler Historic District
The Butler Historic District, listed on the National Register on May 29, 2003, covers 46 acres of the central business district and counts 128 contributing buildings dating from about 1828 to 1952. Its landmarks include City Hall, the 1912 former U.S. Post Office, the 1910 Masonic Temple, the 1917 Butler High School and the 1925 Butler Savings and Trust. The district was listed under the “Oil Industry Resources in Western Pennsylvania” multiple property submission.

The Butler County Courthouse
The courthouse at 124 West Diamond Street was built in 1885 to designs by James P. Bailey, after the second courthouse burned in 1883. It rises three stories in brick and sandstone in the High Victorian Gothic style, under a four-faced clock tower, and a government annex from the early 1990s connects to it by skywalk. Listed on the National Register in 1977, it is the kind of building where tower and roof work depends on measurements nobody should be collecting with a tape from a ladder.

Jeep and Industrial History Sites
Butler is where the American Bantam Car Company built the prototype general-purpose vehicle, the Jeep, for the U.S. Army in 1940. A 1960 marker in Diamond Park, at 115 East Diamond Street, commemorates it. The former four-story Bantam Jeep building near Pullman Square was destroyed by a three-alarm fire on Nov. 2, 2025, and had to be demolished.
The Pullman Square name recalls the city’s railcar-building past, and former industrial parcels like these often hold old foundations, utility stubs and fill. A site scan before redevelopment records grades, surviving structures and neighboring walls in one coordinated file.

The Bantam fire is a reminder that a measured record has to exist before a loss, not after. Butler Memorial Hospital and Medical Work
Butler Memorial Hospital joined WVU Medicine on Oct. 1, 2026, together with the four other hospitals of Independence Health System. WVU has named Butler Memorial a regional tertiary hub, and the planned projects include expanding its Emergency Department and women’s health services.
Hospital expansions of that kind typically start with scans of above-ceiling mechanical, electrical and medical gas runs, captured in phases so patient areas stay open. Building Permits in the City of Butler
The city issues its own building permits through the Office of Business and Community Development in the Butler City Building, 140 West North Street, (724) 285-4124 (extension 210 for residential, 213 for commercial). Butler opted into the Pennsylvania UCC effective April 28, 2004.
- Residential plan review and field inspections stay in-house with the Residential Building Division.
- Commercial plans and inspections run through the Commercial Building Division, which uses a third-party agency, Professional Code Services, Inc.
- Mixed-use buildings can raise the question of which division applies, so call before the drawing set is finished.

The City Building’s own rewiring
On June 25, 2026, City Council approved $45,436.13 to rewire cabling in the City Building at North and Washington streets, and the mayor said that because the building is so out of date, officials were unsure how much work it would take. That kind of uncertainty is typical in older civic buildings. City projects usually fit one of three formats. Main Street storefronts and houses generally need 2D plans, elevations and sections. Hospital wings and multi-story historic buildings are better served by a Revit model. Landlords and downtown businesses use 360° virtual tours to show space to prospective tenants.

Getting to Butler from Homestead
The courthouse is about 36 miles from our Homestead office. PA 8 runs through town as Main Street, PA 68 and PA 356 cross downtown, and US 422 bypasses the city to the north. Downtown scans are planned around street parking and business hours.
Connoquenessing Creek is the only waterway through the city. Creekside foundations, retaining walls and outfalls along it are good candidates for a scan that ties structure to the surrounding grade.
