Key takeaways:
- Southpointe sits in Cecil Township, which runs its own Building and Zoning Department; Canonsburg Borough permits separately.
- Nonresidential work in Cecil Township needs sign-off from the zoning officer, the building inspector and a township-designated fire department.
- On occupied office floors, capture is scheduled around the workday.

This page covers the Southpointe business park in Cecil Township and the neighboring borough of Canonsburg, both on the I-79 corridor in northern Washington County.

Southpointe is a planned office park, while Canonsburg is a borough of 9,744 people (2020 census) on 2.31 square miles with a handful of National Register buildings. Both use the 15317 ZIP code, but each has its own permit office.

Files for Office Suites and Borough Buildings
- A registered point cloud of an office floor, its core and the ceiling plenum
- 2D CAD as-builts, including reflected ceiling plans for tenant improvement sets
- For a landlord or engineer who wants the base building as objects, Revit models
- 360° tours for leasing vacant suites to companies outside the region
The original Southpointe park alone holds about 150 companies, according to the Washington County Chamber of Commerce, so office suites turn over often as tenants grow, merge or leave. See the full list of industries we serve.

Reality Capture Across Southpointe I and II
The 2023 Washington County comprehensive plan calls Southpointe I and II the county's largest business park: about 800 acres along I-79 in Cecil Township, with roughly 4.4 million square feet of building space. Southpointe II alone covers 217 acres beside the interstate and was developed by the Washington County Authority with private partners.
Buildings in a park this size were designed and permitted at different times by different owners, and many have been refitted since. When a new tenant takes a floor or an owner plans a lobby upgrade, the original construction documents often no longer match the space. A scan replaces them with measured conditions and gives every consultant the same starting file.
Headquarters Offices Around Southpointe
Several large companies list Canonsburg headquarters addresses: CNX Resources at CNX Center, 1000 Horizon Vue Drive; Core Natural Resources, formed by the CONSOL and Arch merger in January 2025, at 275 Technology Drive; and Viatris, whose U.S. headquarters is the Robert J. Coury Global Center at 1000 Mylan Blvd. Headquarters space often includes custom boardrooms, training rooms and secured areas that standard drawings do not show in detail. A scan captures that work as built, which helps when a floor is reorganized after a merger or lease change.
Multi-Building Records for Southpointe II
According to the Chamber, Southpointe II was planned for 2.4 million square feet of Class A office space plus two hotels. When one owner holds several buildings in a park like this, capturing all of them under one survey control and one drawing standard means a floor in one building can be compared with a floor in another without a new site visit. Our property owner and facility manager page covers that kind of portfolio record.
Hotels, Restaurants and Lodging at Southpointe
Range Resources has written that Marcellus Shale development created demand for offices, lodging and restaurants at Southpointe as gas companies set up headquarters in the area. Guest rooms, kitchens and ballrooms have to be measured without closing a property for long. Our pages on hotel scanning and restaurant scanning describe how capture is phased around guests.
Accuracy Bands for Class A Office Work
A tenant improvement set for a Class A floor and a model used to fabricate lobby millwork are held to different tolerances. Each scope names its accuracy band in USIBD Level of Accuracy (LOA) terms, and the equipment is picked to hit it. Files arrive in the formats the team already uses, such as RCP for Autodesk users, E57 as an open archive, DWG drawings and RVT models.
Scanning Occupied Office Floors
By the Chamber's count, about 6,500 people work in the original Southpointe park, so most capture happens on floors that are in use. Crews can work before or after business hours, take conference rooms while they are empty, and coordinate badge access and freight elevator time with building security. See what to expect on scan day.
Ownership Changes and Lease Turnover
Southpointe companies change hands. Ansys, founded in 1970 as Swanson Analysis Systems and headquartered at Southpointe, became part of Synopsys on July 17, 2025, and said in August 2025 that it would keep its name at Southpointe for the foreseeable future. Mergers and lease renewals usually come with a space review, and measured floor plans let a facilities team test consolidation options before anyone signs. Our guide to space planning with scan data explains the deliverables.
Growth Along the I-79 Townships
The county plan expects 92 percent of Washington County's projected population growth from 2020 to 2030 to land in four I-79 corridor townships: Cecil, North Strabane, Peters and South Strabane. Growth at that pace typically means new housing and retail, along with additions to older buildings that were never drawn well. On new work, scanning at set stages checks slabs, steel and embeds against the design, as our construction verification page explains.
Cool Valley Mixed-Use Plans
The largest planned project near Southpointe is Cool Valley, in Cecil Township between I-79 and Morganza Road. T&R Properties' revised plan, reported in July 2026, uses 215.9 developable acres of a 911-acre site for about 70 townhomes, 225 apartments and seven commercial pads totaling more than 1.1 million square feet. Site work is expected around December 2026 or January 2027, with the first retail pads in 2029. Once buildings go up, scan data can be checked against the BIM model to confirm placement.
Historic Buildings in Canonsburg
Canonsburg Borough has three National Register listings: the Canonsburg Armory (listed 1989), Hawthorne School (1986) and the Roberts House (1975). Older borough buildings tend to have floors out of level, walls out of plumb and decades of mechanical work threaded through them, so renovation drawings made with a tape measure rarely line up. A point cloud lets the architect draw those irregularities and lets the mechanical engineer route new ductwork around actual structure; see MEP coordination with scan data.
Sites Near Chartiers Creek
Between Chartiers Creek and the railroad in Canonsburg sits the Canonsburg Disposal Site, managed by the U.S. Department of Energy's Office of Legacy Management. Standard Chemical Company extracted radium there from 1911 to 1922, and Vitro Corporation later processed radium and uranium, including under a federal uranium contract from 1942 to 1957. Since 1985, a 6-acre engineered cell on the 37-acre property has held about 226,000 dry tons of contaminated material.
Where a property has environmental history, laser scanning can measure structures and surface grades from a distance with no excavation. Clear any work on or beside a regulated property with the responsible agency first.
Records for Cecil Township Landlords
Cecil Township requires landlords to file tenant lists twice a year, by March 31 and September 30. A landlord already tracking who occupies which suite can pair that list with measured floor plans, so leased area, suite boundaries and common areas are documented the same way each time a tenant changes. See the return on as-built documentation.
Serving Cecil, Peters and the I-79 Townships
Beyond the park and the borough, we take projects in Cecil, North Strabane, Peters and South Strabane townships and along the rest of the I-79 corridor. For the county seat, including downtown and the courthouse blocks, see the City of Washington page. River towns, gas facilities and mined ground elsewhere in the county are covered on the Washington County page.
Building Permits in Cecil Township
Building permits for Southpointe come from Cecil Township's Building and Zoning Department (724-745-2227). Under Chapter 70 of the township code, permits are issued by the Building Code Official, and nonresidential applications also need approval from the Zoning Officer, the Building Inspector and a fire department the township designates. Measured as-builts make the existing-conditions sheets in a permit set faster to prepare. This is general context, not legal advice; call the township to confirm current requirements.
Building Permits in Canonsburg Borough
Canonsburg Borough reviews building permits through its own building inspector, reached through the borough office at 68 East Pike Street, Canonsburg, PA 15317. The borough's Uniform Construction Code provisions are in Chapter 92 of its code. A site that straddles the line between the borough and Cecil Township may need two separate permit reviews, so check with both offices early.
The Canon Theatre on East College Avenue
The Canonsburg Educational and Cultural Institute is converting the Art Deco auditorium of the former Canon-McMillan/Canonsburg Middle School on East College Avenue into the 564-seat Canon Theatre, funded in part by $1 million in RACP and $500,000 in LSA grants. The first performance is scheduled for October 24, 2026.
Theater conversions in older school buildings typically involve sloped seating floors, stage rigging and decorative plaster, all of which a design team needs measured. Our theater and performing arts page describes the drawings and models those projects use.
Server Rooms in Corporate Offices
The Chamber counts 15 headquarters or divisions of NYSE-listed companies at Southpointe, naming tenants such as Ansys, Mylan, CONSOL Energy and Range Resources. Offices of that scale commonly include server and network rooms, and a scan of racks, cable tray and cooling equipment gives IT and facilities staff an accurate layout for a refresh. Our data center scanning page covers those deliverables.
Southpointe and Canonsburg FAQ
Where do I get a building permit for a Southpointe fit-out?
Southpointe is in Cecil Township, so permits come from the township's Building and Zoning Department at 724-745-2227. For nonresidential work, the township code also requires approval from the Zoning Officer, the Building Inspector and a township-designated fire department. Canonsburg Borough handles its own permits separately through the borough office at 68 East Pike Street.
Is Southpointe close enough for a same-day site visit?
Southpointe is about 25 miles from our Homestead office by way of I-376 and I-79, and Canonsburg Borough is a little farther. That keeps the park within easy same-day reach for the capture itself, any follow-up visit and coordination meetings with your design team.
Can you scan an occupied office floor without disrupting staff?
Yes. Capture can happen before or after business hours, or room by room during the day, and the scanner never touches anything. For Southpointe buildings, we arrange badge access, freight elevator time and entry to any secured rooms with building management before the visit, so employees can keep working.
What do you deliver for a tenant improvement project?
Most tenant improvement projects need a floor plan and a reflected ceiling plan in DWG, plus the registered point cloud for the architect and engineers. If the landlord or engineer wants a Revit model of the base building, we build it to the agreed level of detail. A 360° tour helps when a suite is marketed to tenants who cannot visit.
Do you scan historic and older buildings in Canonsburg Borough?
Yes. Buildings such as the National Register-listed Canonsburg Armory and Hawthorne School, or the school auditorium being converted into the Canon Theatre, are the kinds of structures where measured drawings matter most. A scan records uneven floors, walls and ornament, so renovation and preservation designs start from actual dimensions.
How precise does a scan need to be for millwork or a lobby renovation?
That depends on what will be built from it. Custom millwork and stone or glass panels are fabricated to tighter tolerances than a space-planning floor plan, so we specify each project's band using USIBD Level of Accuracy (LOA) categories and price the scope to match. Our scan-to-BIM calculator gives a starting range before you request a free quote.
